Tile & Grout Cleaning

Restore Hard Surface Beauty

See the Difference Deep Tile and Grout Cleaning Can Make in Your Gardner Home

Many homeowners choose tile or stone flooring because it appears durable and easy to maintain. Over time, however, grout lines and textured surfaces collect dirt, grease, soap residue, and contaminants that regular mopping simply cannot remove. The result is discolored grout, dull-looking tile, and floors that never seem completely clean.

Horrigan Cleaners, Inc. uses specialized equipment and proven cleaning methods to remove embedded soil and restore the appearance of tile and grout in your home.

We proudly serve homeowners throughout Gardner , Leominster , Fitchburg , Lunenburg , Princeton , Sterling , Templeton , Hubbardston , Athol , Holden , Littleton , Weston , and surrounding Massachusetts communities.

Proven Steps to Ensure Quality

Our Steps to Ensure Quality

See How Our Six-Step Tile and Grout Cleaning Process Delivers Dramatic Results

Professional cleaning goes beyond surface-level dirt removal.

Here’s What the Process Looks Like:

  1. Inspection
Our technicians inspect your floors to identify any issues that may affect the cleaning process. If loose tiles, cracked grout, or existing coatings are present, we'll discuss recommendations before work begins.
  2. Prepare and Protect
Before cleaning, we install Wall Buddies to help protect walls, furniture, and woodwork from hoses and equipment. For Gold and Platinum services, we move as much furniture as possible and establish a safe work area.
  3. Removal of Loose Debris
Dry soils and abrasive particles are removed before cleaning begins. This helps prevent scratching and prepares the surface for deeper cleaning.
  4. Pre-Conditioning
A professional pre-conditioner is applied to break down grease, soil, and pollutants that have accumulated on tile and grout surfaces.
  5. Mechanical Agitation
Specialized brushes loosen impacted dirt from grout lines, textured surfaces, and hard-to-reach areas.
  6. Hot Water Extraction
Our 200-degree hot water extraction process rinses away loosened soil and cleaning agents, helping return tile and grout to a cleaner, more natural appearance. Air movers are then installed to help reduce drying time.

Our six-step process is designed to break down stubborn buildup, clean deep into grout lines, and restore tile surfaces safely and effectively.

Protect Your Flooring Investment

Regular Tile and Grout Cleaning Helps Preserve Appearance and Performance

Even well-maintained tile floors accumulate contaminants that become trapped within grout lines and textured surfaces. Professional cleaning removes buildup that household mops and cleaning products often leave behind, helping floors stay cleaner, brighter, and easier to maintain.

Most residential tile floors benefit from professional cleaning every 12 to 24 months, depending on usage, household traffic, and environmental conditions.

You may be ready for professional tile and grout cleaning if you notice:

  • Dark or stained grout lines
  • Tile that looks dull after mopping
  • Grease buildup in kitchens
  • Discoloration around entryways
  • Mildew or staining in bathrooms
  • Uneven floor appearance
  • Grout that never seems clean

Have Questions About Tile and Grout Cleaning?

Q: Why does my grout still look dirty after mopping?
A: Mopping often pushes dirt and cleaning residue deeper into grout lines. Professional cleaning removes embedded soil that household cleaning methods can't reach.

Q: How often should tile and grout be professionally cleaned?
A: Most homes benefit from professional tile and grout cleaning every 12 to 24 months, although high-traffic areas may require more frequent service.

Q: Can professional cleaning remove dark grout stains?
In many cases, yes. Professional equipment and cleaning solutions can significantly improve the appearance of stained or discolored grout.

Q: How long does it take tile and grout to dry after cleaning?
A: Dry times vary, but most floors are ready for normal use relatively quickly. Air movers are used to help reduce drying time, and sealed surfaces typically allow light traffic within a few hours.

Q: Is grout sealing worth it after cleaning?
A: Yes. A quality grout sealer helps protect porous grout from absorbing water, oils, and contaminants, making routine maintenance easier and helping floors stay cleaner longer.
